This project consisted of 19 single family homes and was an infill subdivision on relatively steep topography. In its early approval as a PUD by the City of Novato it consisted of large, fairly typical, built for sale designs. The project was sold to a new development group, and with the intervention of the "Great Recession" starting in 2008 the new owners desired to reduce the size of the houses where possible, modernize the floor plans, and still retain the original approvals. Our firm stepped in at this point and working with the City and the developer modified each of the four models while still retaining the basic intent of the earlier PUD. This involved careful analysis of each site on an individual basis, and often modification of either the house model, the individual building the site, or both.
