Scheme: 484 Magnolia was one of the few buildings in downtown Larkspur that did not have a historic designation, and as one of the last one story structures’ remaining was essentially the “missing tooth” in the main street façade running from William Avenue to Ward Street. The project involved upgrading the lower floor to provide retail in the front of the building and offices behind. A new second floor was created with office space overlooking the main street, and two apartments filled the space between this and the alley behind. The front façade facing Magnolia had its own particular character but retained some of the characteristics of other adjacent buildings and in this way helped retain and enhance the historic character of the downtown.
