A Tentative Map is required to divide any property into two or more parcels and takes three or more months to complete. After a Tentative Map is submitted and approved, for most developments a hearing before Design Review Commission, or action by the Community Development Director is required. This process takes an additional two to four months.
In attaining a Tentative Map entitlement for this 13 lot subdivision, we needed go through a stringent planning review process contains several steps, starting from a general or schematic level and progressing to more detailed design review levels. We attended both formal and informal meetings with the city as well as several presentations to the immediate neighborhood to receive feedback regarding the proposal.
